When Considering Selling your Home
  
  • Is the Real Estate agent you are considering a “Realtor”?
     
  • Does your Realtor network with any other top producing agents? 
     
  • Does your Realtor ask you questions regarding your specific needs or desires that are important to you with your home sale? 
     
  • Does your Realtor return your calls promptly?
     
  • Does your Realtor qualify potential buyers?
     
  • Does your Realtor provide you with current information regarding current Real Estate trends?
     
  • Does your Realtor complete and provide you with a Comparative Market Analysis? How often is this updated?
     
  • Does your Realtor demonstrate a team approach to their business?
     
  • Does your Realtor provide you with clearly defined marketing strategies?  Specify what these strategies are.
     
  • Does your Realtor provide marketing of your home on the internet? If so, what sites? Does the Realtor offer a specific domain name for your specific property?
     
  • Is your Realtor able to provide referrals for trusted trades people and service providers?
     
  • Does your Realtor make suggestions for cosmetic improvements and/or repairs which may improve the saleability of your home?
     
  • Does your Realtor think that your home needs to be staged? Did they offer to bring in a staging professional? 
      
  • Does your Realtor have a system for obtaining feedback from other Realtors?
     
  •  Does your Realtor have a website which is linked to others to promote listings? Is their website updated on a continual basis?
     
  •  In what ways does your Real Estate Agent utilize technology to assist you with the sale of your home?
     
  • Specifically, what websites does your Realtor utilize?

 Questions Buyers Should Consider

 
  • How does the home compare to the other homes in the area? Has a Comparative Market Analysis been completed? Is the home pricing competitive? 
  • If you are planning on using the home as a rental, is there any guidelines regarding rentals in the neighborhood you are considering? Does the city consider weekly rentals (if vacation area) or monthly rentals?
  • Does the city have plans to make any changes in the neighborhood (i.e. repaving streets, underground utilities)? If so, is there an assessment, and has it been paid? 
  • What schools district does the neighborhood fall in? Are there private schools in the area? 
  • Is there child care facilities located nearby? Where are they located? What is the cost? 
  • Is there an home owner's association? How much is the monthly dues?  What is the schedule of the meetings and who are the board members?
  • Are there community activities? Is there a newsletter and/or website for notification of activities? 
  • Is there a design review committee for remodeling and building? What is that process like? 
  • Is there parking on the street at night? 
  • For pet owners: How welcome and comfortable will my pet be in this home? Are there any pet restrictions and is there a safe and convenient place to walk a dog? 
  • For condo buyers: How often and by how much has the condo fees gone up in the past? Is there a maintenance fund for the association? Ask to look at the CC&R's, and review.
